How to estimate tuckpointing cost (the joint takeoff)

A repointing quote lives or dies on one number: how many feet of joint. Here is how to take that number off a chimney yourself, and how to convert a per-square-foot price into the same units so you can compare bids.

Ask three masons to price the same chimney and you can get three numbers that look nothing alike — not because they disagree about the work, but because they are quoting different units. In this trade the phrase “per linear foot” gets attached to at least three separate quantities, and a rate is meaningless until you know which one it multiplies. The short version, so you can stop reading if that is all you needed: on standard modular brick there are about 5.8 linear feet of mortar joint in every square foot of brick face. That single conversion factor lets you translate between every quoting convention you will meet.

Convention 1: every joint on the face (the full takeoff)

This is the literal reading — total the running length of every joint that will be raked and repacked, horizontal and vertical, on every exposed face. It comes out of brick geometry, and it is worth doing once by hand so the number stops feeling like magic.

A standard modular brick occupies an 8-inch by 2⅔-inch module in the wall — a 7⅝-inch brick plus a ⅜-inch head joint across, a 2¼-inch brick plus a ⅜-inch bed joint up. So one square foot of face (144 in²) holds 144 ÷ (8 × 2.667) = 6.75 bricks, which is the same 6.75-per-square-foot figure every masonry supplier quotes. From that:

  • Bed joints (horizontal): 12 ÷ 2.667 = 4.5 courses per foot of height, each contributing a foot of joint per foot of width → 4.5 lf per ft².
  • Head joints (vertical): 1.5 head joints per foot of length × 4.5 courses × 0.1875 ft of height each → 1.27 lf per ft².
  • Total: about 5.8 linear feet of joint per square foot of brick face.

A worked takeoff on a real stack

Take a chimney that measures 32 in by 20 in in plan and stands 5 ft 9 in above the roofline on the average of its four sides. Do not measure the chimney — measure its skin.

Perimeter = 2 × (32 + 20) = 104 in = 8.67 ft. Exposed face area = 8.67 × 5.75 = 49.8 ft². Joint footage = 49.8 × 5.8 = 289 linear feet.

Check it the long way and the numbers agree. At 2⅔ in per course, 69 inches of height is 69 ÷ 2.667 = 26 courses; at 8 in per brick, the 104-inch perimeter takes 13 bricks per course. Bed joints: 26 × 8.67 = 225.3 lf. Head joints: 26 × 13 = 338 joints × 0.1875 ft = 63.4 lf. Total 288.7 lf — and 338 bricks over 49.8 ft² is 6.79 per square foot, right on the 6.75 the geometry predicted. The takeoff is self-checking, which is exactly why it is worth doing.

Now notice the problem. Two hundred and eighty-nine feet at the kind of per-foot rate people quote in forums — twelve or fourteen dollars — would price a modest chimney repoint at four thousand dollars. That is not what tuckpointing costs. The rate and the quantity are from different conventions, and multiplying them together is the single most common estimating mistake homeowners make.

Convention 2: the failed joints only (what most quotes mean)

When a mason writes “96 linear feet of repointing” on a proposal, they almost never mean every joint on the stack. They mean the runs that have actually gone soft — usually the weather faces and the top courses, where rain drives in and freeze-thaw works the mortar out. Everything below the roofline and on the sheltered side is often perfectly sound and does not get touched.

That is why the per-foot rate is high in this convention: each of those feet is a full grind-out-and-repack operation on a targeted run, priced with setup baked in, not a share of a whole-wall job. On our 49.8 ft² chimney a mason might scope the top fourteen courses on the two weather faces and call it 96 linear feet at $13.75, with $275 for staging on a mid-pitch roof. Run that through the tool with a 10% contingency:

(96 × 13.75 + 275) × 1.10 = (1,320 + 275) × 1.10 = 1,595 × 1.10 ≈ $1,755

Convention 3: per square foot of face

Plenty of masons and every cost aggregator quote repointing by the square foot of wall face, which sidesteps the joint-counting entirely. To compare that against a per-foot bid, divide by 5.8: a quote of $18 per square foot is $18 ÷ 5.8 = $3.10 per linear foot of joint in full-takeoff terms. On our chimney, 49.8 ft² × $18 = $896 — the same order of magnitude as the targeted repoint above, which is the sanity check you want. If two bids land a factor of three apart after you convert them, one of them is scoping a different job, not offering a better price.

Matching the rate to the footage in the calculator

  • Mason gave you failed-joint feet → enter that footage and that rate. This is the normal case.
  • Mason gave you a per-square-foot price → either enter face area × 5.8 as footage with rate ÷ 5.8, or just enter 1 “foot” at the full lump price. Both land in the same place; the first shows the sensitivity.
  • You did your own full takeoff → pair it with a full-takeoff rate (low single digits), never with a targeted-repoint rate.

What the footage does not include

Joint footage prices the pointing. It does not price getting to it. Roof access and staging are a separate line and, on a steep or tall roof, they can rival the masonry: our example carried $275 for a mid-pitch stack, but a three-story slate roof needing real scaffold can carry ten times that, and no amount of joint arithmetic will predict it. The crown, the wash, the cap and any flashing work are also separate scopes — a crown is priced by the square foot of slab, not by joint. And if the takeoff turns up bricks with flaked faces, those come out and get replaced one at a time under brick and spalling repair, which is its own unit and its own rate.

Field checks before you accept a footage

Walk the number, do not just read it. Photograph each face from the ground with a zoom and look for where the joints are actually recessed — sound mortar sits nearly flush, failed mortar is dished back and often powders under a key. Count the recessed courses in the photo and compare against the proposal: if a bid says 96 feet and you count failed joints across only the top eight courses of one face, ask what the other 50 feet are. Conversely, if the mortar is dished on all four faces top to bottom, a 96-foot scope is optimistic and you should be reading the tuckpointing versus rebuilding question instead, because a chimney that has lost its mortar everywhere is often past pointing.

Two more habits worth having. Get the footage written into the proposal as a quantity and a unit rate, not buried in a lump sum — that is the only way a change order can be argued fairly if the mason opens up more failed joint than expected. And ask what happens if the scope grows: a good proposal names the same unit rate for additional footage, so you are not renegotiating from scratch on the roof.
